ATE Real Estate is actively seeking properties in California, Texas, and Tennessee, with a deal size ranging from $1 million to $20 million. We focus on opportunities with potential for value-added development, such as:

  • Vacant banks

  • Single-tenant properties

  • Underutilized strip centers

  • Undeveloped land

  • Properties with short-term leases and under-market rents

Target Areas: Southern California
Space Requirements:
Min of 2,500 sq ft in existing or unique buildings
Potential Locations
Larger shopping centers or standalone buildings suitable for restaurant use
High-Traffic Locations
Situated in vibrant retail centers with steady foot traffic
Visible from major roads or high-traffic intersections
Near popular community hubs or gathering spaces
Infrastructure Flexibility:
Existing kitchen infrastructure preferred but not required
Adaptable layouts for guest seating and kitchen flow
Parking or layouts for delivery and takeout
Jet Speed Express Site Requirements
Target Areas: Southern California and Texas
Land Area:
1.5 to 20 acres
Traffic Count:
Minimum of 20,000 VPD
(vehicles per day)
Development Opportunities:
Demolition of existing properties
Repurposing old car wash locations
Undeveloped land for new construction
Additional Criteria:
Located near retail centers, gas stations, or highways
Flexibility for multi-use properties (shared retail space)
Preference for quick escrow closures to minimize delays
